Job Description

Real Estate & Conveyancing Associate — Shearn Delamore & Co (Johor Bahru)

Shearn Delamore & Co is seeking a Real Estate & Conveyancing Associate to support its expanding practice in Johor Bahru, driven by the Johor-Singapore Special Economic Zone (JS-SEZ) and Iskandar Malaysia development. The role involves handling conveyancing transactions, real estate development advisory, and property-related dispute resolution.

Key Responsibilities

  • Handle sale and purchase transactions for residential, commercial, and industrial properties in Johor Bahru and Iskandar Malaysia
  • Draft and review sub-sale agreements, loan documentation, and tenancy agreements under the National Land Code 1965
  • Advise property developers on compliance with the Housing Development (Control and Licensing) Act 1966 and REHDA Malaysia guidelines
  • Handle land title searches, caveats, and registration matters at the Johor Bahru Land Office
  • Advise foreign purchasers on property ownership restrictions and Economic Planning Unit (EPU) approvals where applicable
  • Handle strata title matters under the Strata Titles Act 1985 and management corporation disputes

Requirements

  • Advocate and Solicitor of the High Court of Malaya with 2-5 years PQE in real estate or conveyancing
  • Strong knowledge of the National Land Code 1965, Housing Development Act 1966, and Strata Titles Act 1985
  • Experience handling conveyancing transactions including sub-sales, developer sales, and auction purchases
  • Familiarity with stamp duty calculations and real property gains tax (RPGT) under the Stamp Act 1949
  • LL.B. from a recognised university; CLP holder with completed chambering
  • Proficiency in English and Bahasa Malaysia
  • Willingness to be based in Johor Bahru
