Real Estate & Land Law Advocate — Neupane Law Associates

Neupane Law Associates invites applications from qualified Advocates (अधिवक्ता) for a Real Estate & Land Law position at its Babarmahal, Kathmandu offices. Nepal's real estate market — particularly in the Kathmandu Valley — is experiencing rapid growth, and land law is one of the most complex and in-demand practice areas in Nepali legal practice.

The Advocate will handle property due diligence, title verification at the Land Revenue Office (Malpot Karyalaya), real estate transaction documentation, and land disputes before the District Court and the Land Revenue Tribunal. Nepal's land law framework — governed by the Land Revenue Act 2034, the Land Act 2021, and the Land (Survey and Measurement) Act 2019 — requires specialist knowledge of cadastral systems, Guthi (trust) land, and the unique titling system administered through the Department of Land Management and Archive.

Responsibilities

  • Conduct comprehensive title investigations and issue title opinions for property acquisitions
  • Draft and review sale deeds (rajinama), lease agreements, and mortgage documentation
  • Handle property disputes and land litigation before the District Court and Land Revenue Tribunal
  • Advise on land use regulations, building permits, and Kathmandu Metropolitan City requirements
  • Coordinate with the Land Revenue Office (Malpot Karyalaya) and Department of Land Management
  • Advise developers on apartment ownership regulations and condominium documentation

Requirements

  • Advocate licensed by the Nepal Bar Association (NBA) with 3–6 years' experience in property/land law
  • Expert knowledge of the Land Revenue Act 2034, Land Act 2021, and Land (Survey and Measurement) Act 2019
  • Experience conducting title searches at the Land Revenue Office (Malpot Karyalaya)
  • Understanding of Guthi land, government land, and public land classification systems
  • Familiarity with apartment and condominium development regulations
  • LL.B. from a recognised institution; land law specialisation preferred
  • Nepali fluency required for land documentation and registry procedures
