FJ & G de Saram invites applications from experienced Attorneys-at-Law for a Senior Associate position in its Property and Land Law practice, based at the firm's Colombo 3 offices. Sri Lanka's property law, rooted in Roman-Dutch civil law principles, is among the most complex in South Asia, and FJ & G de Saram has led this field for over 150 years.

The role involves advising developers, landowners, banks, and foreign investors on land acquisitions, title verification, lease structuring, and condominium development under the Apartment Ownership Law and the Registration of Title Act. You will navigate the dual land registration system — deeds registration and Torrens title — and appear before the District Court on partition and land disputes.

• Conduct comprehensive title investigations and issue title opinions for property acquisitions
• Draft and attest deeds, leases, mortgages, and condominium documentation
• Advise on land acquisitions under the Land Acquisition Act and BOI project approvals
• Handle partition actions and boundary disputes at the District Court of Colombo and provincial courts
• Coordinate with the Registrar of Lands, Survey Department, and Land Settlement Department
• Advise foreign investors on restrictions under the Land (Restrictions on Alienation) Act

• Attorney-at-Law admitted by BASL with minimum 7 years' post-admission experience in property law
• Expert knowledge of the Registration of Title Act, Land Acquisition Act, Notaries Ordinance, and Apartment Ownership Law
• Experience conducting title searches at the Land Registry and Registrar General's Department
• Familiarity with both deeds registration and Torrens title systems
• Proven track record of handling partition actions and land dispute litigation
• Notarial qualifications highly desirable
• Sinhala and/or Tamil language skills required for land documentation
